WFOE Registered Address in China: Rules and Practical Options

· China WFOE Editorial · Updated

How China WFOE registered addresses work: AMR expectations, FTZ vs non-FTZ, virtual offices, leases, and common rejection reasons by city practice.

Every China WFOE needs a registered address (注册地址) recorded with the local Administration for Market Regulation. That address determines which district AMR and tax bureau you deal with — and whether the filing is accepted at all.

Direct answer: do you need a physical office?

In practice, yes — you need an address the local AMR will accept for your activity. Many districts reject residential addresses and informal “mailbox only” arrangements. Some cities allow qualified commercial service centres for certain consulting scopes; manufacturing and many licensed activities need real operating premises.

Why address choice is strategic

  • Tax and social-insurance jurisdiction follow the registered district
  • Incentives and FTZ policies may require an address inside a zone
  • Relocation across districts can mean substantial re-filing
  • Bank KYC often visits or verifies the registered address

Common address models

ModelTypical useCaveats
Commercial leaseMost trading, services, HQ officesLease must match AMR format; landlord cooperation needed
Industrial park / factoryManufacturing WFOEsEnvironmental and fire approvals may apply
FTZ addressTrading, bonded logistics, some HQ modelsConfirm the activity benefits from FTZ rules
Serviced office / park “cluster” addressEarly-stage consulting (where permitted)Rules vary sharply by district; verify before payment

Virtual addresses

Marketing language about “virtual offices” is unreliable. Ask specifically: will this address pass the local AMR check for your business scope in this district? If the provider cannot answer with recent acceptance examples for similar scopes, treat it as high risk.

Documents landlords and parks usually provide

  • Lease or virtual-address service agreement
  • Property ownership certificate copies
  • Landlord consent / certificate for company registration
  • Sometimes park commitment letters for cluster registration

City practice differs

Shanghai FTZ, Beijing Chaoyang/Haidian, Shenzhen Nanshan/Qianhai, and Guangzhou districts each apply address scrutiny differently. See our location pages for city context: Shanghai, Beijing, Shenzhen, Guangzhou, Chengdu.

Sequencing tip

Do not finalise expensive fit-out before name clearance and a soft check that the address format is acceptable. Conversely, do not submit AMR filings with an address that expires before licence issuance.
